Where it comes from
Sales experience. Real estate insight. Software built from both.
The studio did not start with a product idea. It started with a real estate business that had to be built from nothing in 2019, and with the sales discipline required to keep it moving: call the person back, know the numbers, do what you said you would do.
That work produced a clear list of problems software should have been solving and was not: servicing records kept in spreadsheets, deal documents scattered across tools, and the same loan math worked out by hand again and again. MREI Tech exists to close that gap, one product at a time.
See what came out of itWhat the studio builds
Three disciplines, one operating point of view.
- Web software
Systems of record
NoteHarbor and Deal Harbor are both records that other work hangs off. The job is to make the record complete enough that people stop keeping a second copy of it somewhere else.
- Mobile software
The work away from the desk
Real estate and lending happen in cars, at properties and on calls. The NoteHarbor Calculator on iOS and the client app in development both exist because the desk is not where the decision gets made.
- Workflow software
The steps between the steps
Follow-ups, documents, signatures and handoffs are where deals quietly stall. Building those properly matters more than another dashboard.
How decisions get made here.
-
Operators should build for operators
The studio is not observing this industry from the outside. The same person specifying the software is running loans, deals and clients through it.
-
A tool earns its place or it goes
Software that adds a step without removing two is a net loss. Every feature has to pay for the attention it takes.
-
Boring reliability beats novelty
Servicing records, payoff math and signed documents are not places to be clever. They are places to be right.
The person behind the products.
Cody McDonald is a real estate entrepreneur and software founder building businesses from the ground up. Starting in 2019 with no capital, no connections, and no blueprint, he turned determination into more than $6 million in real estate transactions and a growing presence across Dallas-Fort Worth and Oklahoma City.
Today, that same drive powers his work in technology. Cody is the founder behind NoteHarbor, loan servicing software for private lenders and mortgage note investors, and Deal Harbor, a platform that brings contacts, deals, documents, and follow-ups together. Alongside these platforms, he is developing a broader portfolio of software dedicated to the sales and real estate industries, turning firsthand experience into tools built to help professionals take control of their businesses.
His approach is hands-on: find the problem, build the solution, and keep raising the standard. With his wife, Hanah, as his strongest support, Cody continues expanding a business that connects real estate, technology, and entrepreneurship. Every new venture carries the same conviction that started it all: your starting point does not define how far you can go.
