How it works

How the rental record is being built up

RentHarbor is in development, so what follows is the intended shape of the work rather than a tour of a finished product.

  1. Step 01

    Describe the portfolio once

Properties and units are recorded first, because everything else in the system has to hang off them.

  2. Step 02

    Attach the leases

Terms, dates and parties sit on the unit they belong to instead of in a folder named after a tenant.

  3. Step 03

    Turn requests into tracked work

A maintenance request becomes an item with a state and an owner, rather than a favor somebody agreed to over text.

  4. Step 04

    Report on the period

The recurring rental picture is read out of the record, instead of being reassembled by hand every month.

The shape of it

Property, unit, lease, and the work that follows

The rental record is a hierarchy rather than a list. A property holds units, a unit holds a lease, and maintenance and reporting are organised under that same structure rather than as their own separate lists.

  • Level one Property
    • Level two Unit
      • Level three Lease Terms, dates, parties
        • Maintenance Tracked work with an owner
        • Rental reporting Read out of the structure

Maintenance and reporting are organised under the same hierarchy rather than as their own separate lists.

What it does

Capabilities, and why each one earns its place.

  • 01

    Units and properties

The portfolio described once, so everything else can hang off it.

Why it matters A portfolio described in three places is three things to keep current.

  • 02

    Leases

Terms, dates and parties recorded where the rest of the rental record lives.

Why it matters A renewal date is only useful if it sits somewhere a person will actually look.

  • 03

    Maintenance

Requests become tracked work with a state, rather than a text message with no owner.

Why it matters Unowned work is the kind that surfaces again as an angry call.

  • 04

    Rental reporting

The recurring rental picture without assembling it by hand each period.

Why it matters A report rebuilt from scratch each month is a report nobody trusts by the third month.

Where it fits

The jobs this was built to carry.

  1. 01

Track more units than a spreadsheet handles

A landlord tracking units and leases across more properties than one spreadsheet stays honest about.

  2. 02

    Give maintenance an owner

A maintenance request that needs to become tracked work rather than a remembered favor.

  3. 03

    Stop rebuilding the same report

Owner reporting that should not require assembling the same summary again every single month.
